Commercial Investment Property Financing is Making A Comeback
Investment property financing has been the hardest hit of all commercial mortgage financingsegments in the business (Excluding multifamily). Unlike owner user and apartment financing, which has relied on the SBA, Fannie, FHA, there has been no government subsidies to help this segment.
For example, investors that have wanted to refinance or purchase a 5 unit retail property or a multi unit office building have had almost no loan options over the last few years. Now this is starting to change, for the better.
Banks and other sources of capital have begun to look at and fund commercial investment property loans. We speculate its because there just aren't enough owner user transactions, that fit the SBA box around. The competition is to high and the banks have to place their capital.
The deals have to be solid, with no more than one or two issues associated with them, but they do not have to be perfect. For example we recently had a 7 unti retail property in Texas approved, that had only 62% occupancy... Purchase price at $1.3 with a $845,000 loan amount. 6 months ago this would not have even been considered.
