The commercial mortgage loan industry can be complex and making the desicion to get another commercial mortgage broker involved on a deal that you maybe stuck on, is often a great call. The learning curve and time invested to find the really good lenders within a segment of the industry is steep. For example, we really don't do a lot of multifamily. When we get a solid apartment loan in we don't bother trying to educate our selves on the multifamily industry - we take it to a group that specialises in multifamily loans. We have a much better chance of closing that loan and getting paid on it than if we tried to "wing it".
In addition, for commercial loan brokers that are still getting going, co brokering it is a great way to learn the business from others that have more experience AND still make money.

However, this is certainly a tricky relationship, in that you're basically handing over your deal to a competitor and risking having your loan stolen or just not getting paid when the loan closes. You have to set it up right from the beginning or you will be in real jeopardy of not getting paid.
Don't fail for another brokers reassurances about how they want to do multiple deals with you over the years or how they're worried about their reputation and would never screw anyone because they don't want to tarnish their name. And, keep in mind its not just about them outright screwing you. People get fired or move to other companies or your contact person maybe sincere but his boss may not be. We know a lot about this because we have been screwed by both other brokers, borrowers and lenders (though I'mnot proud to admit it!).
You don't want to know what it feels like to work very hard on a deal for 4 months, have it finally close and NOT get paid on it!
Also, have you ever noticed that a lot of the smaller lenders out there, don't really seem like real lenders. Perhaps you noticed that their forms or matrix's look a lot like larger well known lenders. Or maybe their marketing materials are unique but their loan programs seem a lot like other lenders. Bottom line - most of these groups are not lenders but brokers that get better pricing or the same pricing that you would get if you brought the loan direct to the real lender. If you bring them deals your basically turning over your deal info to another broker. Many people in this industry are taking advantage of others lack of experience. If your intuition is warning you, be careful and make sure you have your fee agreements signed, and in hand.
If they won't sign your fee agreements - walk and don't reveal your hard earned deal info.
