If you are a developer, real estate broker or commercial "for sale by owner", we would be happy to help market your property.  In short, we turn prospects into buyers by showing them how to get financing in place with the lowest down payment possible and the lowest monthly payments in the industry.  For example, 90% loan to cost financing, commercial second mortgages, and commercial 30 year fixed financing turns renters into owners.

Note that although we do not have any type of contract for this services or charge a fee, we do want to work with you and its our presumption that you will do your best to direct your buyers to us to arrange financing.  

Co Marketing: 

  • We produce professionally designed property flyers (See examples 27796 John R, 2301 Coolidge), complete with your contact information and details on the building.  The flyers do one thing extremely well - show buyers how they can afford to purchase your property.  For most buyers, the finance examples show that their monthly mortgage payments would be less than their rental expense and 10% down of the Project Costs is normally much lower than they expect. 
  • We list your property with pictures and your contact information on our website. Linked by all major search engines, directories etc. your property will receive increased visibility.  We have a following of investors that track this list.  Feel free to inspect the Property List.
  • We also advertise our property list and individual properties in classifieds and send out direct mail throughout the commercial real estate community i.e. investors, business owners, etc.

Structuring, Typical to Difficult Deals:

From our experience and broad range of national lenders that we work with, we can increase your pool of potential buyers by being able to close difficult loans.  In fact, if you found a buyer, but they were not able to secure financing, give us a call immediately, perhaps we can salvage that sale.

  • We can structure deals so that the buyer only has to bring 5-10% down.
  • We are able to close commercial loans in as short as 2-3 weeks.
  • We are able to fund transactions with borrowers that would normally be turned down by conventional sources, due to credit issues, income verification problems, etc.
  • We can save you time and lower the risk of potential legal issues by "pre screening" (pre approving) buyers before you go under contract.  Have your buyers fill out the Pre Approval form and we will immediately inform you if you have a qualified buyer or not.
