Have you really looked at your commercial real estate taxes? Most owners have no idea that you can really fight your property taxes and relatively easily, win big savings. Also many owners are able to prove that they have overpaid in previous years, and consequently can qualify for rebates... Many commercial building owner are totally ignorant of the commercial property appeal process and liken it to switching long distance providers or getting new car insurance. We are talking about saving thousands of dollars and as property values continue to drop, more and more owners qualify for the savings. For example, say you own a property that's worth $3,000,000, but upon examining your tax statement, you see the city has it assessed for $2,000,000. No potential case, right? Wrong. After doing a little more research you discover that your city applies an Assessment Ratio of 50% of market value - so the city is claiming your properties market value is $4,000,000. You are over assessed by $1,000,000. Your millage rate (tax rate) is say, 53 mills, so your annual over payment looks like: $500,000 (this is 50% of the $1,000,000 over assessment) x .053(millage rate) = $26,500 per year... year after year of savings. And again we maybe able to prove in overpayment in previous years so you may qualify for a rebate. I.e. a check from the goverment.
