25 Year Fixed Commercial Loan Program

This program means peace of mind for you, you’ll never having to worry about what interest rates maybe in the future.
That’s right this loan program is fully fixed, just like a residential loan, for it’s full term. I.e. its amortized over 25 years and the rate is fixed for 25 years. It’s available nationwide from $1,000,000 to $12,000,000 for purchases or refinances and virtually all building types are eligible (No gas stations, c stores, car washes, multifamily or churches though). Amazingly it can go up to 90% financing/loan to value as it’s combined with the SBA. So your business has to occupy at least 51% of the subject properties (no pure investment properties).
Rates on this program are good, but not as low as you can find with shorter fixed periods. For example, they are normally .4% - .6% higher than on a typical 5 year fixed community bank loan. So, are you willing to pay a little higher on the rate now, so that you don’t have to face an adjustment or a ballooning loan in 5 years? (And re-incur all of the closing costs when you have to refinance that loan) If so, than we encourage to fill out our brief pre approval form.
